NEAT Development Enters Egypt With 4 Projects Worth Up to EGP 10bn — "Remain Uncommon"
NEAT Development has officially entered Egypt's real estate market with four projects worth up to EGP 10 billion, concentrated in Sheikh Zayed and 6th of October City — and it builds before it sells.
Introduced at a West Cairo press conference and signing ceremony, the new brand operates under an investment group in real estate development and contracting, led by CEO Eng. Mahmoud Tolba with six founders and partners — 13+ years of experience, 25+ projects delivered, 2,000+ units handed over, and previous sales exceeding EGP 10 billion. The track record is tangible: THE ISLE mall on 26th of July Axis has been operational since 2023, hosting around 70 international and local brands.
The promise — "Remain Uncommon" — is a working model, not a slogan. NEAT self-finances land acquisition, completes permits, and starts excavation and construction before offering a single unit. Customers enter the relationship before the sales phase begins. Delivery target: 24–30 months from land acquisition.
The pipeline — three launches in November, one in January:

Business Lab — EGP 1.6bn commercial-admin project beside Gezira Sporting Club; construction already underway.
Green Belt, Sheikh Zayed — EGP 1bn villas-only (Twin, Town, Standalone) on 14,000 sqm.
El Nozha — EGP 3bn mixed-use opposite Al Ahly Club, Sheikh Zayed: 80 hotel rooms, 130 residences on 3.5 feddan.
A ~EGP 2bn medical-commercial project opposite Sheikh Zayed Specialized Hospital, launching in January.
"Remain Uncommon" is now live across Cairo's highways on large-format billboards — awareness first, unit details later. Next stop: East Cairo.
